Big Trees , Smaller Homes! This phrase describes many of the best neighborhoods in Miami Dade County. Established areas have been around for 50 years or more, and the landscaping has been growing into maturity. Some of the homes are just humble, or as more commonly refer to, “cute”. Many of these neighborhoods see very little turnover. The most common reason for current owners not to sell, is lack of uncertainty over where they go next. The comment, “If I sell, what do I do?”, is repeated very often. This lack of inventory has pushed prices up, and also started demolition and construction of new homes in many older areas: Miami Beach, the Roads, Litlle Havana, the Gables, South Miami, Kendall, and Westchester are seeing this process in real time. The new homes tend to be larger and more significant than the standard of the neighborhood also. My opinion is that in Miami Dade and Broward, the single family home will become the realm of the well to do or established families only within 10 years. Everyone else will live in denser populated housing: townhomes, villas, apartments, and newer progressive accommodations. Even area that are currently considered marginal will be effected. The time to buy might be now, especially for well financed people with FOMO. The fear of missing out, and run away prices might be the everyday reality once interest rates stabilize. In September, the firm Estudios Técnicos released its Affordable Housing Study which indicates that, at this time, the average wage earner only generates 54% of the income required to obtain financing for a new home. The Builders Association indicates that building a home today costs 40% more than just in 2017, due to increases in material and labor costs, while in the last year the average price of a new home in the rose 25%, from $179,649 in the first quarter of 2023 to $224,484 this year, according to Estudios Técnicos. #affordablehousing #realestate
