R.W. Sullivan provided MEP/FP engineering and code consulting services for the fit-out of Via Separations in Watertown, MA. This project marks a significant evolution as the building, once a historical mill on 64 Pleasant Street reliant on traditional machinery, has transformed into a state-of-the-art technological hub. Via Separations, a Cleantech company, will utilize its new 50,000 sq/ft space as a manufacturing center for filtration technology aimed at reducing the carbon footprint in manufacturing and industrial processes. Last week, we were on-site as Office of Massachusetts Governor Maura Healey highlighted the Via Separations project as a success story during her announcement of a 10-year, $1.3 Billion investment proposal as part of the Mass Leads Act ClimateTech Initiative. This proposal is expected to generate $16.4 billion in economic activity. Last night I joined the AIA Newark & Suburban Architects chapter at the Orange Lawn Tennis Club in South Orange, NJ for their roundtable panel discussion on Collaborative Building Practices. The discussion explored contemporary strategies for improving teamwork between architects, owners, contractors, and construction managers, with a focus on boosting communication, streamlining project documentation, and enhancing overall execution. The panel included moderator, Ronald C. Weston, AIA; Owner's Representative: Tania Althoff, AIA, LEED AP, AIA, Princeton University; and the construction panelists Paul Natoli, Joseph A Natoli Construction; and Katie Stackpole, Turner Construction Company.  Some take aways: - It is critical to give the architects enough time to prepare quality drawings for an accurate bid phase. - Trust between the architect and contractor is imperative for a successful design-build team. - Know your clients: a large, well-informed client may be very process-driven and the work may take a long time to progress. You'll have to be patient. - Clients need to be careful when selecting the design-build model...they need to understand that the key to success is when the client has the staff and resources to review and manage the process. - Early Decisions are good for the job. Regarding technology, Autodesk Construction Cloud and Build seems to be popular for keeping project information centralized and alleviates clogging up the team's email accounts. - Estimators may tend to over-price scopes that scare them/that they are not familiar with. Discuss accordingly. - Regarding vendors/manufacturers - look for ones who have ample and responsive human representatives who can assist. Just downloading a spec is not enough. - Project teams should aim to build a culture of collaboration, not defense. It was great to meet several of the chapter's leadership and to catch up with Alice Acevedo and David Cole. Many thanks to Anna Liza Montenegro of Microsol Resources for bringing me as her guest! This week, I have meetings with an architect, a civil engineer, a mechanical engineer, and a structural engineer. A small selection of the topics we’re covering are: - The entitlement process for adding an expansion to a building in South Jersey - Understanding wetlands impact on two buildings in NJ, each in the jurisdiction of different regulatory authorities with super strict wetlands guidelines - Value engineering of the x-bracing and foundations necessary to double the height of an existing building - How to decommission the refrigeration system in an animal food plant - How to expedite permits on Long Island Every week I have a list like this of topics I need to discuss and make decisions on. You would assume that I have an educational background or formal training in at least some of these disciplines, right? But you’d be wrong. I have had zero hours of technical training on anything in construction, engineering, or design. But I have had 20,000 hours of real world, first hand experience. Sure, the first person who hired me made a leap of faith (I’ll always be indebted to him), but what he really did was so much more important than cut my paycheck every week: He let me in the room where hard questions are asked and answered, and where decisions get made. If you’re about to be a college senior and you’re interested in real estate or construction, here’s the most valuable advice I can give: ask to sit in the room of every complex or important meeting. Soak it all up like a sponge. And then one day a problem will come up and everyone in the room will be silent and you’ll realize you know the answer. You’ll speak up. And from that day on, you’ll be The Person Who Finds Solutions. And who knows, maybe you too can one day parlay being a person who finds solutions into having meetings about buffer reductions in the Pine Barrens?

RMF celebrates the completion of the Penn State University Tunnel A Repairs and Replacement project, which was a significant project for PSU and our York, PA team. The project was completed under budget and on schedule with the continued on-site presence of RMF’s talented mechanical and structural engineers! Tunnel A begins at the campus power plant and runs for 1,040 linear feet (LF). It is responsible for supplying steam from the West Campus Steam Plant to subsequent PSU steam tunnels and provides the heat source for the Hammond Engineering Building. A critical portion of the campus distribution system posed a high risk of failure. RMF did a visual evaluation of all the piping systems and supports within the tunnel, including a thermal stress analysis and thermal scanning for evaluation of the insulation to estimate the potential energy and cost savings of replacing insulation. Based on the assessment’s recommendations, RMF supplied a redesign, which made Tunnel A more robust, reliable for the long-term, and more efficient.  #rmf #rmfengineering #engineering #infrastructure #pennstate
