We recently started working with Sara (39) and Mike (38). They live here in Santa Barbara with a 3-year-old, a golden retriever, and another little one on the way! I will be on the road most of the day today and already knocked out the 1st 1 hour leg up to Irvine. Shawn Larsen and Corey Siegel, see you guys soon. . On the drive I tuned into Taylor Avakian's No Vacancy Podcast where he interviewed Paul Schon. They jumped right into the deep end about the challenges of developing in Los Angeles and some of the root causes of the housing crisis that is so "widely talked about." . Some of the points they touch on relate directly to the ADU trap some investors fall into with their flips. Different story if your strategy is to hold the asset long term. (Their podcast was not about ADU's but Development). . Though I do not think all construction loans are bad loans, a lot of their pain points on development are the reason why we don't offer ground up construction loans at S&L Capital Group. . If you have not jumped into Taylor's podcast yet, I would recommend giving it a quick listen. His casual yet direct approach gets a lot of valuable information out from his guests. He also does not let them get off the hook. If they say something that needs more detail, he presses them with a follow up question. "Explain what you mean by that." . That follow up is where the real nuggets are at. . If you have exposure to real estate in the California markets, give his podcast a shot. There's been a lot of concern and, perhaps, even more confusion, around the FTC's one-to-one rules that go into effect next year. On our monthly Responsible Enterprises Against Consumer Harassment (R.E.A.C.H) call last Friday, Eric J. Troutman did a "temperature check" to see what leaders are hearing from the industry. He seemed to spend the weekend blogging the whole thing out into a very comprehensive FAQ. It's definitely worth a read (and maybe bookmarking like I did), but make sure you have qualified counsel reviewing your business's unique needs and approach to this rule. Don't forget that your one-to-one consent is meaningless if the consumer gets a new phone number or requests to be put on the seller/telemarketer's Internal Do Not Call List.
