The Cherokee Nation is expanding its housing programs significantly with the signing of the Cherokee Nation Housing, Jobs, and Sustainable Communities Act by Principal Chief Chuck Hoskin Jr. This legislation provides $40 million every three years for tribal housing development, aiming to provide housing security and homeownership opportunities for Cherokee citizens on the reservation. ➡️ Significant Investment in Housing: The legislation commits $40 million every three years indefinitely to fund new housing projects for tribal citizens, enhancing housing options beyond federal funding, which Chief Hoskin Jr. deems inadequate. ➡️ Galitsode Housing Subdivision: The newly completed 23-acre Galitsode subdivision in Tahlequah offers 24 homes, each with a two-car garage, storm shelters, and a playground, with plans for a multi-purpose court and pollinator gardens. ➡️ Lease-to-Own Homeownership: Cherokee citizens can access homeownership through a 30-year lease-to-own program with monthly payments of around $600, a cost-saving alternative to conventional renting. ➡️ Future Developments: Plans include building additional subdivisions on 26 other sites within the Cherokee Reservation, as well as adding community amenities to support sustainable living environments. ➡️ Addressing Housing Insecurity: Cherokee citizens previously living in less secure housing, such as trailers, are finding stability and safety in the new homes, equipped with storm shelters, energy-efficient insulation, and spacious yards. The City of Tulsa is working to establish a Pre-Approved Plans Program and hire a homeless program lead as work continues address Tulsa’s housing shortage and provide enhanced homelessness coordination services.   Funding for the Pre-Approved Plans Program and the new position (homeless program lead) was approved this week by the Tulsa City Council. Both the program and the new position are a critical part of the City’s Path to Home initiative, which serves as a central source for all programming related to housing, homelessness, and mental health that is more easily recognizable and representative of the cumulative work taking place within the city of Tulsa.   “We believe our new pre-approved plan program will make housing development much faster and more predictable for those wanting to invest in Tulsa,” Mayor G.T. Bynum said. “As we seek ways to incentivize the expansion of available housing in our city, this is a commonsense tool available for developers.”   The program and the new position are funded from grant revenues received from the American Rescue Plan Act (ARPA).   "Adopting permit-ready homes into our housing program is one smart step forward,” District 8 City Councilor and 3H Task Force member Phil Lakin said. “It will reduce costs, erase permitting times, and allow homebuilders to quickly build affordable and comfortable homes that are in high demand and low supply. "   About Pre-Approved Plans Program The Pre-Approved Plans Program is a recommended action (Goal 1, Action 5) as part of the newly released Mayor/Council 3H Task Force Path to Home Recommendations. This program will allow for the publishing of permit-ready housing construction plans that have been reviewed for conformance with building codes while promoting residential design that fits neighborhoods context. This simple, inexpensive option reduces the permit process time for selected housing types and can contribute to more affordable housing. A request for proposals (RFP) is expected to be released sometime in August to identify qualified consultants to help in program implementation. The total budget for the program is $250,000. About Homeless Program Lead This new position will serve as the City's point of contact and liaison for homelessness services including service provider and contractor coordination, as well as efforts requiring collaboration with community partners. Last week, Texas Health Resources Frisco sponsored the Legislative Power Hour hosted by the Frisco Chamber of Commerce. Huge thanks to Christopher Lee for being an excellent moderator. As we head into the 89th Texas legislative session, it was great to hear from our representatives Jared Patterson, Matt Shaheen, Keresa Richardson, and Richard Hayes in discussing the issues that will impact businesses in Texas. Having strong relationships with your representatives is crucial in being able to have input in policy making. For me it’s always a multi-pronged approach: 1. Build the relationship and keep coming back to the table. Even in disagreement. Some of my strongest relationships have been forged over real discussion of issues even when we disagree. Knowing those discussions can lead to more understanding provided better policy in the end. Keep coming back to the table. 2. In building those relationships, be a resource for the legislators provide honest information and feedback in areas where you are the expert. Don’t just push for your own agenda. Be honest with them about where support and pushback will come from. If they know they can trust you for the information—good and bad, they are more likely to listen. 3. It’s always give and take. You can’t always be the taker. Find ways to support things that are meaningful to them. 4. It’s easy to say policy over politics. And while I wish that were true (and my Policy brain sometimes gets weighed down by the nonsense), if they don’t play the political game at all—they won’t be in office for very long or be able to get anything accomplished. So recognize they have to get elected to move policy. It is what it is.
