I've toured a few office buildings in the suburbs of Minneapolis over the last month. They've ranged from $94-$300/ SF and visually/ functionally they appear to all be in the same class. For a 15,000 SF building, that means the price range has been $1.4-$4.5 million for a building that functionally could do the same thing for a company. Factors the listing agents have used to rationalize the price: -Location -Updates Most important factors our buyers want: -Opportunities for value add (Pickleball courts, gym, golf sim, WeWork style area) -Windows (nobody wants to work in a dungeon) This doesn't mean advertising the location and updates is wrong, but it's been interesting to see that those factors haven't had much of an impact with our particular buyers. These large bets are always fascinating to me and if this comes to fruition, the long term value here could be massive(and a niche well worth going after). Too often we see something of this scale proposed and then it falls off our radar as there is usually one of 3 outcomes... 1.) It completely fizzles out, 2.) It absolutely lives up to or exceeds expectations or 3.) ends up being a significantly scaled down version of original plan. There appears to be an anchor tenant here which is a positive start. Bookmarking 1, 2, 3 years out to see how this progresses.
