Renters loathe that too, in fact 94% would prefer that listings clearly state all fees clearly up front. 🥂Renewals: The most unsurprising stat you'll read today. Renters like to rent where they can afford to do so and still maintain the quality of life they like to live. 📉Buying or Renting: 37% of renters stated they would be "extremely" likely to buy a home if rates fall. This may be a bit of wishful thinking based off of what we know regarding rates this year but its something to keep an eye on if occupancy is a concern 🚨BONUS: Gen Z is the highest population of renters who would be extremely likely to buy if rates fell. 64% said they would purchase a home vs. rent if the opportunity arose. I recently saw a 4-page resume where someone crammed 7 years of experience, hoping the hiring manager would go through it all. This is the easiest way to get screened out of a job. Your resume is not a recap of your entire history. Your goal should be to show a company the 10% of you that’s 100% relevant to them! Last week I was working through an offer on a mobile home community. The price they wanted sort of made sense if the homes were in good shape, so I really wanted to go see the community in person. There was one problem: The only day that made sense was Thursday, which is typically my "mommy day" where I don't work and hang out with my 4 year old son. I didn't want to make him just drive over there and back. That would have taken 5+ hours and been super boring for him. So instead we invited my mom, stopped by the community for a bit, then drove an hour past that to the beach for the night 🏖 It was really fun and a great time hanging with just the 3 of us. The community is unlikely to work out for us to purchase, so essentially I got zero work done for 2 days and that's totally fine with me. With little kids and a growing business, many days tend to be this sort of blend of family and business (though not always including the beach 🤣 ). The blend certainly has challenges, but there's always more work that can be done. In just 15 months he'll be in kindergarten and I won't be able to just take him to the beach for a night. I had the best little helper this week checking on a few projects. My little one declared the footings for a land-home build are "very strong," so that's good news. I guess we can move forward now 😀 Next steps: Now that the concrete is poured, we'll: - Remove some trees - Get the home delivered and set up - Have utilities connected & a new HVAC installed - Have new decks built & new skirting installed - General cleanup - List for sale What do you think? TIps from the trenches- advice from recent job changers

If you’ve ever used LinkedIn to search for jobs, you probably felt that it gets tedious very quickly. Many companies post the same job multiple times, and you might encounter listings from companies you’ve had negative experiences with and don’t want to see their job postings anymore. Or maybe you just don’t want to see senior positions (e.g., Senior Data Scientist). Unfortunately, LinkedIn's search criteria are very basic and do not support advanced search and filtering, which means you end up scrolling through tens of unrelated job postings until you find the ones you care about. To make life easier, I developed a Google Chrome extension that filters out unwanted results based on the title or the company. Technical Stuff: -   Initially, I started by manually deleting job posting elements from the HTML source to see if that would cause the page to crash (luckily, it did not!). -   Then I began automating this process using Python and Selenium to delete job postings that matched specific criteria. -   With the help of ChatGPT, I created the necessary files to develop the extension and tested it on Chrome. Optimizations and Features: •   Added settings where you can adjust the ignore lists, which will be stored for the next session. •  The UI is injected into the HTML and continuously stays on the screen (rather than as a pop-up when clicking on the icon). •   Supported multi-line input. •   Ensured it supports both upper and lower case indistinctively. •   Improved the UI for a better user experience. I hit a new record: I lost $728,000 in 42 minutes. And it wasn't at the casino or falling for a scam. Here is why it actually doesn't even bother me: A friend of mine approached me with an opportunity to buy an apartment from someone currently running an Airbnb. This person is leaving the country for family reasons and needed someone to take over this turnkey "business". We looked into the monthly revenue for the last 36 months and projected reservations. It was legit. They were making a great amount of money with it! In summary, this property would generate $728,000 in the next 10 years of PROFIT, not revenue. I confess I was tempted, but it goes against my values. Not because I'm against making money, but we have a serious issue with housing shortages driving prices up and making peoples' lives more difficult. This will not solve the problem. Someone else will buy that property and the problem will still exist. However, I can sleep at night knowing that I'm trying to be part of the solution and not part of the problem. Sometimes even when you lose you feel like winning.
