Pleased to share that TriGate Property Partners V, LP has closed on the acquisition of 251 acres in Gastonia, NC (#Charlotte MSA) alongside our long-time operating partner, Suncrest. This investment marks our tenth acquisition together and seventh in the greater Charlotte market. We believe the Charlotte MSA continues to offer compelling long-term fundamentals driven by population growth, employment expansion and sustained housing demand. We look forward to selecting a #homebuilder in the near term and delivering finished lots beginning in 2027. The transaction reflects TriGate Capital's continued conviction in well-located #residential #land within high-growth #Sunbelt markets where supply remains constrained and long-term demand remains durable.

TriGate Capital has closed a #preferredequity investment to refinance Uptown at Cole Park, a 179-unit Class A #multifamily community located in the heart of #Dallas’ #Uptown district. The investment was made through TriGate Income Partners. Built in 2016, Uptown at Cole Park offers modern floor plans and premier interior finishes, complemented by a robust amenity set. The property benefits from exceptional walkability to the #Knox #Henderson corridor, #WestVillage, and the #KatyTrail, as well as proximity to key employment hubs across Uptown, Downtown, and the Medical District. TriGate’s preferred equity investment recapitalizes the property alongside a new senior loan from PGIM Real Estate and provides a stable, fixed-rate capital structure for ownership. The investment was sourced directly, allowing TriGate to deliver an attractive, cash-neutral solution that preserves investor equity while positioning the property for continued income growth. TriGate Capital is pleased to announce the sale of CityCentre, the 309,144 square foot open-air #retail component of one of #Houston’s premier mixed-use developments. TriGate Property Partners IV recapitalized the asset in May 2022, viewing the situation as a chance to acquire institutional quality real estate at an attractive entry point during the onset of the market’s current #dislocation. The team created significant value in a short period of time which led to a successful exit. Accomplishments include: ✔️Sub-divided former large vacancies and replaced with new, smaller high-end tenants at increased rents ✔️Executed ~74k sf of renewals and ~50k sf of new leases ✔️Replaced previous movie theater operator with new operator with stronger credit, and executed new 10-year lease ✔️Worked closely with second largest tenant throughout their bankruptcy process which resulted in the tenant confirming its lease A big thank you to the team at Midway for all of your help and support along the way, and also to the team at JLL for running a competitive marketing process which resulted in a successful sale of the asset. TriGate is currently investing via two vehicles: TriGate Property Partners V, LP and TriGate Income Partners, both focused on retail, residential and industrial in major markets.

TriGate was selected for this transaction because of our ability to provide speed and certainty in a complex situation, a hallmark of our approach and an important reason counterparties choose to work with us.
