CASE STUDY: Lending Offered on Acquisition and Refurbishment I recently offered a loan on a small acquisition in Cornwall. We were able to assist a Developer with a loan to purchase the site. The difficulty lay with the Title Split (of which there were several) and additionally, the developer wanted to retain and hold these properties for increased rental potential. Subdividing a property is a strategy relevant to different types of assets within the property sector. Similarly to residential and commercial properties, dividing land into multiple titles can enhance its marketability and increase its overall value. However, he lacked the full required capital but was able to input 20% so we were then able to consider Bridging, Development Finance and Refi as a combined solution. Here's how they can work together: Stage Financing:  Developers often start with development finance to cover the cost of land acquisition and construction. Once the project is complete or close to completion and the value has increased, they can refinance the property under more favorable terms. This refi can be used to pay off the original development loan and potentially free up additional cash for new projects. Exit Strategy for Development Loans:  Refinancing is often a planned exit strategy for development loans. Once the project is finished and generating revenue (e.g., through sales or leases), the developer can refinance the property, allowing them to secure longer-term financing at better rates and eliminate the higher-cost, short-term development loan. Releasing Equity:  Refinancing allows developers to release some of the equity built up during the construction phase. If the property value has significantly increased (due to development work or market conditions), developers can borrow more against the property’s new value. This is particularly useful for rolling profits into future developments. Cash Flow Management:  Development finance can be more flexible in terms of the drawdown structure, allowing developers to draw funds as needed during the construction phase. Refinancing, on the other hand, provides a lump sum or long-term financial stability once the project is finished, allowing for smoother cash flow management across different stages. Contractors using your Gross day rate to get a mortgage can still benefit from a 5% deposit. As a contractor you still get all the benefits of a normal applicant. Really you get all the benefits as you can use your gross day rate and still make use of all the tax benefits of being self employed.

Great to catch up with Tim Scott this morning and make him pose for a photo 😀 Talking about the overlap between financial planning & selling a business. Really focused around do you know the number you need from the business sale to fund your lifestyle? Something Tim always talks to his sellers about. Beyond this I think there also support a financial planner can add around the life plans. How will you fill your time?
