Yesterday's Budget delivered some more steps in the right direction, with commitments to reforming the NHS and increasing the number of planning offices across the country. These announcements coupled with the Government's initial promises on housebuilding and planning reform are all positive signs. As the government sets about tackling these big issues, it has to recognise how intrinsically linked where we live is with our wellbeing. And that is particularly true for the growing older population. I'd like to hear more on the type of homes that will make up Labour's 1.5 million new homes, and more on how housing will support the 10-year plan for the NHS. Let's hope for more conversation on these topics in the coming weeks. #AutumnBudget #retirementliving

The changes to the National Planning Policy Framework (NPPF) are the catalyst the development industry has been waiting for. Last week’s announcement from the Secretary of State outlines bold reforms to tackle the UK’s housing crisis and streamline the planning system in 2025. Mandatory housing targets are a game-changer. The introduction of a 1.5 million homes target over this Parliament—averaging 370,000 homes annually—is a monumental step forward. After the impact of scrapping targets this time last year, which along with market conditions, brought development to a near standstill, this decisive action provides much-needed direction for the housebuilding sector. Critics may call the 1.5 million target overly ambitious, but when taken alongside the proposed Green and Grey Belt reforms, updates to the Planning and Infrastructure Bill, increased local housing targets (excluding London), and stricter Local Plan requirements, there’s a real possibility we’ll deliver significantly more homes than in recent years. Even if we fall short, these changes position the industry to help outperform the last four years, setting the stage for meaningful progress. Combined with projections for up to four interest rate cuts next year and pent up buyer demand, the outlook for the housing market in 2025 is looking positive. This is a pivotal moment for funders, developers, planners, and policymakers alike, where we have the opportunity to turn bold commitments into tangible results. #HDN - it was an interesting session at the event with Amanda Dubarry & Kevin Maxwell MBE presenting to us about how boards can be more inclusive through different pathways, including Next Generation Trustees similar to what many Housing associations & Social Lanflord boards are doing with Board Designatee so as to allow for better succession planning on boards and helping to improve the diversity of the board. The government has published its full response to the National Planning Policy Framework consultation. - Drawing on over 10,000 responses to the consultation, the NPPF published today contains a number of refinements to the proposals set out in the summer.    -Councils will be told to play their part to meet housing need, with new immediate mandatory housing targets for councils to ramp up housebuilding Any development on greenbelt must meet strict requirements, via the new ‘golden rules’,- Golden rules: 1 Brownfield first. 2 Grey belt second. 3 Affordable homes. 4 Boost public services and infrastructure. 5 Improve genuine green spaces. Should the #housing and #socialhousing sectors be pushing for presumption in favour of retrofit in any upcoming #planning reforms? The inconsistency in planning policy based on the same measures and similar properties, even in neighbouring boroughs, is causing unnecessary complexity, delay and cost to RPs and backlogs in hard-pressed planning departments... but there is a simple fix! As part of the Ministry of Housing, Communities and Local Government proposed reforms to national #planning policy published earlier this week, revisions to the standard method, used as the starting point for calculating housing need, have been published which align with #Labour’s ambitious plans to deliver 1.5 million #newhomes within the next parliamentary period.
