New case study: fine wine collection helps property developer fund renovation works A fine wine collector, with outstanding property bridging finance, required a top up loan of £125,000 to complete property development renovations. While the client needed funds quickly, selling their wine collection wasn’t an option, as it was considered a long term investment. In order to facilitate this extra funding quickly, the client was able to access a further loan secured against their wine collection. The client was introduced by a bridging finance broker who had read about how we can use a client’s luxury assets, such as fine wine, can be used to finance a loan. We were able to advance the loan of £125,000, the client required, secured by wine from such vineyards as Romanee Conti, Petrus and Clos de Tart Grand Cru Monopole, among others. After the wine was inspected in a bonded warehouse, we were able to complete the deal within 72 hours. Thanks to their acquisition of fine wine, the client was able to finance the funds they required. The Pre-Owned Luxury Watch Market Just Had Its Best Quarter in 3 Years Swiss watchmakers are raising prices - and it's having ripple effects across the secondary market. According to Morgan Stanley research, recent retail price hikes - driven in part by a new 31% tariff on Swiss watch imports to the US, set to take effect in August unless a trade deal is reached - are expected to push more buyers toward pre-owned options. This comes as the pre-owned market begins to stabilise after years of decline. What is generally not so well known is that over the long term, many of these assets have significantly outperformed other markets. Categories such as watches, fine art, and handbags have seen substantial value growth. With the first quarter of 2025 behind us, luxury asset-backed lending continues to grow, even as broader economic conditions impact luxury asset valuations. According to the latest Knight Frank Luxury Investment Index (KFLI) 2025, the overall luxury asset market declined by 3.3% in 2024. While jewellery, watches, and coins saw a modest 2% increase, fine art (-18%) and fine wine (-9%) experienced declines. Rather than selling into a soft market, many high net worth individuals are borrowing against their collections to raise liquidity. At Suros Capital, we have seen a similar trend. Short term lending set for another strong year in 2025 The latest figures from The Bridging & Development Lenders Associations show that bridging completions grew to a new record of £2.3bn in Q4 2024, representing a 28.6% increase on the previous quarter. This helped drive a 14.4% increase in the size of overall loan books, which have now exceeded £10bn for the first time, reaching £10.3bn. According to an EY report, 39% of borrowers turned to bridging loans in 2024 due to mainstream mortgage delays, while 62% said ‘speed of execution’ was their top priority. Yet, while bridging finance is quicker than traditional mortgages, the average completion time is still 47 days – far from the ‘fast finance’ promise.
