Our Singapore marketbeats Q3 2024 are out! Some key takeaways Office CBD Grade A rents continue to edge higher (0.3% qoq) despite higher vacancy rates. While the flight to quality persists, cost conscious occupiers are moving ahead with older Grade A stock that provide good value. Rents at the top end of the office market have slowed while rents at older but well located Grade A stock have edged higher. While the Singapore office market vacancy has crept up in Q3 2024, it is expected to trend lower from 2025 to 2027, with annual new supply dropping below historical demand averages. Sentiments in the Singapore office market could shift very quickly in 2025 if occupier demand picks up. On the investment front, overall investment salesvolumes have been steadily improving since Q2 2024, before the US Fed started to cut interest rates. Robust activity was observed for industrial and retail assets as investors remain confident of their long term operating performance. While investment sentiments are poised to improve, overall borrowing costs still remain relatively high as compared to pre-pandemic levels and the rate of decline (of borrowing costs) could be gradual. As such the recovery in investment volumes could be phased out into 2025.

Savills Research forecasts that rents for some segments of the industrial market are set to rise this year, despite growing vacancy rates. While warehouse vacancy level has risen to 8.9% quarter-on-quarter (QoQ), rents for warehouse and logistics properties have increased 2% QoQ to S$1.68 per sq ft. Alan Cheong (GradStat), Executive Director, Research & Consultancy, Savills Singapore thinks this phenomenon of rising rent despite rising vacancy has a rational explanation – that of ‘tenancy of last resort’. In the challenging business environment, businesses that decide not to wind up will find it important to contain costs. He says, “SMEs, be it those in the traditional industries or software developers shift down from larger and more expensive industrial building types to lower cost ones. Also, some SMEs who require small storage space but cannot find those sizes in warehouses - since their lettable area offered is often much larger - would resort to storing it in factories. Therefore, factory spaces that rent for S$1.90 psf per month have now become the backstop for the SMEs who are still not giving up the fight in this difficult environment." Singapore’s commercial property market remains stable, underpinned by strong demand for office space and a steady flow of investment enquiries, according to the Q3 2024 Global Commercial Property Monitor published by the Royal Institution of Chartered Surveyors (RICS). Office space demand continues to show strength, with a net balance reading of +25, slightly up from +18 in the previous quarter.
