The surge is spearheaded by Mumbai and Bengaluru, which alone contributed 52% to this demand. The report's projection that office space demand might again surpass 50 million square feet in 2024 is particularly striking. This means businesses are not just recovering post-pandemic, they are expanding ambitiously. The flexibility of office spaces, which saw unprecedented demand this quarter, further highlights a shift towards more dynamic and adaptable working environments. As cities like Bengaluru and Mumbai continue to add significant new office spaces, the evolving dynamics of supply and demand will be crucial in shaping the future of India's urban commercial landscapes. The CRE Matrix report highlights key trends and insights shaping this dynamic market. Key Highlights of the Report: 1 - Raigad continues to dominate the plotted development market, with a significant surge in plot launches in 2024, led by major projects like Godrej Hillview Estate. 2 - The demand for plots in Raigad is on the rise, with 2023 recording the highest sales of over 700 units, and 2024 continuing this upward trend. 3 - Average ticket sizes in Raigad have seen remarkable growth: plots increased from ₹12 lakhs in 2019 to ₹46 lakhs in 2024, while villas jumped from ₹128 lakhs to ₹281 lakhs. Flexible office space/coworking operators leased 2.6 million sq ft in these cities which is the highest in any quarter. - It is estimated that 15.6 million sq ft office space has been leased during April-June quarter as against 14.6 million sq ft in the same period a year ago. - Gross leasing does not include lease renewals, pre-commitments and deals where only a LOI has been signed. - According to the data, the gross leasing of office space in 6 major cities during April-June quarter is as below Bengaluru - Risen by 41% to 4.8million sq ft compared to 3.4 million sq ft in the same period last year Hyderabad - Up by 73% to 2.6 million sq ft compared to 1.5 million sq ft in the same period last year. Mumbai - More than doubled to 3.5 million sq ft from 1.6 million sq ft in the same period last year. Chennai - Declined by 39% to 2 million sq ft from 3.3 million sq ft in the same period last year.. Delhi NCR - Dropped by 39% to 1.9 million sq ft from 3.1 million sq ft in the same period last year.
