There are a lot of issues to consider in a project such as this where the building as an operating asset enables the business. Retrofitting an existing building to allow its use as a brewery has a range of considerations not least how to manage dangerous CO2 and ensuring fully loaded tanks don’t break the floor! Developing a detailed and considered costed expansion plan that can add capacity as demand for product grows is key.

With housing completion numbers dipping in Q1 how might this play out through 2024? Given dip in commencements in 2022 it may be that numbers are close to 30,000 this year given programme for delivery of different housing types? With an estimate of 32,500 units being onsite at the end of 2023 (of which 17,000 units started in the last 6 months of 2023) it may be difficult to complete above 30,000 units without a significant acceleration of on-site activity.

With the head of property in the The Land Development Agency noting at the weekend that landowners are sitting on sites that can't be developed at #affordableprices it is instructive to look at the impact of current removal of levies and contributions on #viability. The removal helps viability although apartment delivery is still difficult. Additionally the Help to Buy scheme assists affordability and it's removal may increase the time required to save for buyers in many locations.
