🏠 Housing Supply Lagging Behind Demand The latest figures from the Australian Bureau of Statistics (ABS) reveal a concerning trend for those hoping for a surge in housing supply. In the March quarter, work started on 39,715 dwellings—a slight 0.5% increase from the previous quarter but a significant 13.5% drop compared to last year 📉. Australia needs to build around 52,000 homes per quarter to meet demand. With the average household size at 2.5 people and the population growing by approximately 129,000 annually, our current pace isn't enough. I think this article makes some solid points about small business bearing the brunt of the economic downturn. Small business owners and sole traders don't have the economies of scale to compete when consumer spending drops. All eyes on the RBNZ at 2pm today, but ahead of the OCR call, what about the debt to income ratio caps? Horrible or helpful? Whilst I can see that some borrowers will have to work hard to get a loan under the new system (albeit not yet), there are also ‘work-arounds’. These include the 20% allowance to lend outside the caps (which could well be reserved by the banks for borrowers in pricey markets), and of course new-build properties. Moreover, the DTIs are ultimately about financial stability. In the long run, dampening the housing cycle should provide some sort of benefit for affordability – which in turn, helps buyers. SA reigns supreme – again For the third consecutive quarter, South Australia has topped CommSec’s quarterly State of the States ranking. * South Australia scored highest with three of the eight economic indicators – unemployment, home building starts and construction work. * Western Australia (ranked 2nd) scored highest with two indicators – home lending and population growth. * The ACT (ranked 4th) scored highest with the other three indicators – economic growth, retail spending and equipment investment. CommSec ranks the states/territories by comparing their current performances on the eight key indicators with their long-term averages. “Across the country, the economic performance of Australia’s states and territories is being supported by both strong employment and population growth, at a time of higher-than-desired price inflation,” said CommSec senior economist Ryan Felsman. “While South Australia retains first place, Western Australia is seeing the strongest annual economic momentum, so it will be interesting to see how this plays out in the coming quarters.”
