CoreLogic has identified the top migration hotspots in Australia for the 2022-2023 financial year. CoreLogic’s analysis found that most people moving to these hotspots are relocating from within the country, not from abroad – with internal migration accounting for around 90% of newcomers to six of the top ten regions. For instance, in Rockbank and Mount Cottrell, in Melbourne’s west, 3,662 new residents arrived, increasing the local population by more than 15%. Of these, over 3,400 were from other parts of Australia, with only 219 coming from overseas. Interestingly, areas with high levels of internal migration did not experience significant increases in rent or property values during the period. However, these regions were typically on the outskirts of cities, suggesting that people are moving there from more central locations due to more affordable housing options. Conversely, CoreLogic noted a positive relationship between areas with high levels of overseas migration and increases in rent over the past 12 months. Declining Homebuilding Approvals: A Growing Concern for Australia's Housing Supply Australia's housing supply issue is increasingly concerning, as recent data indicates a potential worsening trend 📉. The Australian Bureau of Statistics reports a 3.7% drop in dwelling approvals in June compared to last year. The long-term picture is even more alarming. Over the five years to June 2024, only 935,588 homebuilding approvals were issued, a 16.0% reduction from the 1,113,321 approvals in the five years to June 2019. This decline comes despite a population increase of about 2 million people during the same period. Government IT Contractors, are you drowning in the 'sea of sameness'?   A thought-provoking (AND VERY CURRENT) piece by Cristina Criddle in the Australian Financial Review highlights a critical issue in today's hiring landscape:   AI-driven tools are generating a 'sea of sameness’ in job applications.   With AI increasingly being used to draft resumes and cover letters, Criddle asserts that candidates are at risk of losing their unique voices, and companies may miss out on diverse talent.   The takeaway?    While AI can enhance efficiency, Criddle recommends maintaining authenticity and personal touch in applications. She encourages candidates to use AI as an aid, not a replacement, for their unique experiences and perspectives.   And so do I!   Here's my view:    I review hundreds of technology candidate resumes and applications per week, and this trend is SUPER evident.    Recently, I shortlisted 3 candidates for one role.   At the time of application review, I proofread all three.   All three, with nearly the EXACT same response to criteria.   All three were structured exactly the same, all three often with the same sentences generated by AI.    I recognise the value AI brings in automating tasks and boosting productivity, but when it comes to representing your personal brand to prospective employers, nothing replaces the power of your authentic voice.   Think about your resume and application as your own personal marketing material.   If the first impression a hiring manager has of you, your skills, and your capabilities.   Imagine trying to interpret someone's abilities when they look exactly the same as the next person.    My recommendation to you?   By all means, leverage AI for support and to increase productivity, but always ensure your resume and application genuinely reflect your experience and your tone of voice.    How do you balance AI efficiency while maintaining originality in your work? This represents a notable increase from the previous month's $10.3 trillion and signifies a new peak in the market. The quarterly national home value growth accelerated to 1.3% over the three months leading up to February, up from 1.0% in the previous quarter. Over the past 12 months, national values saw a substantial 8.9% increase, marking the highest annual rise since the second year of the pandemic, when values surged by 10.8%. Perth emerged as a standout performer in terms of capital growth, with values soaring by 18.3% over the past year. Notably, the most significant growth was observed in more affordable housing segments, with values in the country's most budget-friendly suburbs rising by 2.4% over the three months to February. This contrasts with a more modest 0.7% increase in mid-priced dwellings and a 0.6% rise in the upper quartile. CoreLogic's research director, Tim Lawless, highlighted a historical trend where more expensive homes typically lead price cycles, both during upswings and downturns. However, this pattern has seen exceptions, particularly in Perth and Adelaide, where lower quartile home values have consistently outpaced other segments throughout 2023 and into the first months of 2024. Lawless emphasized that while certain trends may prevail in major cities like Sydney, Melbourne, and Brisbane, the dynamics can vary across regions, demonstrating the complexity of Australia's diverse property market landscape.
