The clause is effective as it specifies the condition for the return of property, including fair wear and tear. However, subjectivity in assessing 'fair wear and tear' might lead to disputes, suggesting a need for clear guidelines or documentation .

For tenants, the benefits include convenience and cost savings on furniture. Risks include liability for damage and limited personalization. For landlords, benefits are higher rental income and attracting tenants quickly. Risks include higher initial costs and responsibility for repairs .

The agreement can be terminated prior to expiration if either party provides a written notice, with a required notice period of either 1 month or 2 months, depending on the agreed terms .

Disputes about the jurisdiction clause could arise if either party believes an alternative legal venue is more convenient or applicable. Mitigation involves ensuring clear, mutual understanding and agreement of parties to the designated jurisdiction at the contract outset .

Specifying residential use limits liability and wear from commercial activities. Violating this can lead to legal action for breach of contract, potential eviction, and possible penalties as commercial use might void property insurance .

The tenant must return the premises and all furnishings in good condition, excepting fair wear and tear. Deductions from the security deposit may apply for any damages or unpaid dues at the time of vacating the premises .

Day-to-day maintenance and minor repairs costing under 1,000 are the responsibility of the tenant, while major repairs and breakdowns due to normal wear and tear are handled by the landlord .

Subletting without the landlord's written consent violates the agreement terms. This could result in legal actions like eviction or forfeiture of the security deposit as a breach of contract .

The agreement ensures tenant accountability by requiring furnishings and appliances to be returned in good condition, allowing deductions from the security deposit for damages, and possibly having a signed inventory checklist at possession .
