 What is construction management :-

 Construction management is the process of planning, coordinating, and


overseeing a construction project from start to finish. It involves
managing the various aspects of a project, such as time, cost, quality,
safety, and resources, to ensure that the construction is completed
successfully, on time, within budget, and to the required standards..
 The CM represents the owner’s interest and provides oversight over
the entire project directly for the owner. His/her mandate is to work
with all parties to deliver the project on time, at or under budget, and
to the owner’s expected standard of quality, scope, and function.
 A 2013 study by McGraw-Hill Construction and supported by the CMAA
Foundation showed that using professional CMs saved money, avoided
or mitigated problems, and produced higher quality results for owners.
 Construction management process :-
1. Pre-Construction Phase:
•Planning: Defining project scope, goals, and objectives.
•Design: Collaborating with architects and engineers for project plans.
•Budgeting: Estimating costs and developing a project budget.
•Scheduling: Creating a timeline for project completion.

2. Procurement Phase:
•Contractor Selection: Choosing contractors, suppliers, and subcontractors.
•Bidding: Issuing requests for bids and evaluating proposals.

3. Construction Phase:
•Site Preparation: Preparing the construction site and setting up infrastructure.
•Construction Execution: Overseeing construction work, ensuring plans, timeline, and budget are followed.
•Quality Control: Monitoring work to meet quality standards.

3. Post-Construction Phase:
•Inspection and Handover: Conducting inspections and ensuring completion.
•Close-Out: Finalizing paperwork, contracts, and warranties.
•Maintenance: Providing maintenance plans for the client.
 Roles and responsibilities :-
 Project Manager: Manages the project's planning, execution, and monitoring, ensuring it meets
deadlines, budgets, and stakeholder expectations.
 Construction Manager: Oversees the entire construction project, ensuring it stays on schedule,
within budget, and meets quality and safety standards.
 Site Superintendent: Supervises daily operations on-site, ensuring the project runs smoothly,
workers are managed, and safety standards are upheld.
 Cost Estimator: Prepares detailed cost estimates for the project and monitors ongoing expenses to
ensure financial control.
 Architect: Designs the project's structure, creating blueprints and ensuring compliance with
building codes and regulations.
 Engineer: Provides technical expertise to ensure the design is feasible, safe, and compliant with
engineering standards.
 Contractor/Subcontractor: Executes specific construction tasks, providing the necessary labor,
materials, and equipment.
 Safety Officer: Ensures safety regulations are followed, conducts inspections, and
trains workers on safety procedures.
 Quality Control Inspector: Monitors construction processes to ensure work meets
required quality standards and specifications.
 Procurement Manager: Manages the purchase and timely delivery of materials and
equipment while ensuring quality and cost-effectiveness.
