The much-awaited Old Gurugram metro corridor has finally picked up real pace on the ground, and with it comes a small but crucial hurdle. The focus right now is on the stretch between Umang Bhardwaj Chowk and Basai, where civil work has begun and the demand for better connectivity has pushed authorities to rethink existing infrastructure. For homebuyers eyeing properties in Sector 37C, this is a decisive moment because transit-led growth is no longer just on paper.
This development is not happening in isolation. The entire 28.5 km loop from Millennium City Centre to Cyber City is being executed by Gurugram Metro Rail Limited (GMRL), and the first phase is already active near Sector 37 and Basai village. The improved access has also renewed interest in flats in Sector 37D and nearby sectors that were earlier dependent on road connectivity alone. The removal of two FOBs, though temporary in inconvenience, is being seen as a necessary step to keep the August 2028 deadline intact.

Old Gurugram Metro Project Moves Ahead
The Old Gurugram Metro Project is not just another line, it is the connector that the city has waited for over a decade. The corridor will link New Gurugram with the dense residential belts of Old Gurugram, covering Subhash Chowk, Hero Honda Chowk, Sector 10, Sector 4, Sector 9 and finally merging near Cyber Hub.
GMRL has already awarded civil contracts worth around Rs 1,503 crore to DBL-Ranjit Buildcon JV and started piling work near Sector 37. Drawings for 10 stations under Phase 1 have been submitted to HSVP and land acquisition for three houses in Sector 4 and Sector 9 is in process. The foundation stone was laid by Prime Minister Narendra Modi in February 2024, and construction is now visible on Old Railway Road and Basai Road.
Key updates at a glance:
-
Phase 1 work prioritized from Millennium City Centre to Sector 9
-
Utility shifting, including 350m power line extension beyond Millennium City Centre, underway
-
GMRL has proposed double-decker flyover + metro at Krishna Chowk and Old Delhi Road to save land
-
Funding partly from Centre (Rs 896.19 crore) and Haryana government
Gurugram Metro Phase 1 work is being prioritised from Millennium City Centre to Sector 9, with utility shifting and new infrastructure plans underway.
2 FOBs to Be Removed For New Metro Route
This is where the current update gets specific. According to GMRL communication to GMDA, two foot overbridges on the Basai Road stretch are infringing on the metro alignment and must be dismantled at the earliest.
These are not old structures. Both FOBs were built in 2023 near Alpine Convent School and Basai Pond under the Rs 114-crore project that also included widening of Umang Bhardwaj Chowk to Dwarka Expressway and a railway overbridge on the Delhi-Rewari line. They currently serve residents of Sector 37C, 37D, 9, 9A and 10.
GMRL says:
“The construction work has started near Sector 37 and Basai village. The two FOBs have been found to be infringing on the Gurugram metro corridor alignment. Therefore, it is requested to dismantle these FOBs at the earliest so GMRL can take up further construction works in these locations.”
GMDA, on its part, has said the proposal is in the preliminary stage. Officials have to evaluate pedestrian safety, alternative crossings and traffic flow before granting approval. Two conditions have been discussed internally - providing a temporary at-grade crossing with traffic marshals and rebuilding FOBs as metro-integrated skywalks after viaduct completion.
Pedestrian Safety and What Happens Next
The removal will not be sudden. The foot overbridges are used daily by school children and residents near Basai Chowk, so GMDA is likely to insist on:
-
Barricaded pedestrian corridor during construction
-
Speed calming measures and zebra crossings near Alpine School
-
New FOBs designed in sync with metro station entry/exit at Basai
Once removed, the viaduct can be launched without deviation, which saves both cost and time. This is critical because any realignment on this narrow stretch would have forced acquisition of private land.
Real Estate Impact on Nearby Areas
For Old Gurugram, the metro is a price trigger. Areas that were considered affordable due to poor last-mile connectivity are now seeing renewed builder interest. Metro proximity cuts travel time to Cyber City to under 45 minutes and connects directly to the existing Yellow Line.
The biggest beneficiaries are the sectors along Dwarka Expressway and Basai Road. Investors are already tracking end-user demand for mid-segment housing there.

The pattern is clear. Localities within 500m of the proposed alignment have appreciated 7-13% in the last year, outperforming the Gurugram average of 5-6%. Rental enquiries have also gone up for properties in Sector 10A and Umang Bhardwaj Chowk as working professionals anticipate easier commute to Udyog Vihar and Cyber City.
In the third person view, it can be said that dismantling two FOBs looks like a minor civic job, but in the larger context of Gurugram's transit story, it is a sign that the Old Gurugram Metro has moved from files to field. If GMDA clears the proposal with safety conditions in the next few weeks, Phase 1 construction between Sector 37 and Sector 9 will become seamless, and the real estate upswing around Basai and Sector 37C is likely to sustain till operations begin.
