Take the map of Western Uttar Pradesh. Find Panipat on the Haryana side. Then draw a line east through Shamli, past Muzaffarnagar, through Bijnor, and stop at Nagina. That line is NH 709AD. The highway covers a 173.6 km distance across two states while serving an agricultural and industrial corridor that most people in Delhi or Mumbai have never thought about, but which moves huge amounts of sugar, wheat and freight every single day.
NHAI took over the highway in 2018 after the Uttar Pradesh government gave its approval. Before that, it operated as a state road. Since then, work has begun on widening the busiest sections and the corridor has started drawing attention from buyers and investors who see Western UP as the next tier of growth after the NCR markets.

NH 709AD Route - Towns and Cities Along the Way
The highway has two very different halves. The Haryana stretch is short and industrial. The UP stretch is long, agricultural, and passes through towns that have their own distinct characters.
Haryana: Panipat to the UP border (30 km)

Panipat in Haryana is usually talked about for its history, but in everyday terms, it’s just a very busy, working city. It sits right on NH 44 which is one of the most crowded highways in the country and that’s also where NH 709AD begins and heads east. Because of the textile factories and power plants here, there’s always movement, trucks going in and out, goods being transported, everything constantly in motion. A lot of that flow naturally spills onto NH 709AD as it moves towards Western UP.

This stretch in Haryana is only about 30 km long, so it goes by quickly. It mainly acts as a link, taking all that industrial activity from Panipat and pushing it towards the UP side. Once you cross the state border, the setting changes from an industrial city to a more agricultural belt and the highway continues for a much longer distance ahead.
Uttar Pradesh - UP border to Nagina (143.60 km)

Shamli is the area where things get interesting from a connectivity point of view and that is because three national highways meet here: NH 709AD, NH 709A and NH 709B. This makes this small district headquarters one of the better-connected towns in Western UP by road. Shamli's economy runs on sugarcane, wheat, and paddy, and the highway carries that produce out. For buyers, it is a market where land prices remain low but the road infrastructure around it has been quietly improving.

If we move further to the east side, Muzaffarnagar is the largest city on the entire route. It intersects here with NH 334 which is the Delhi-Rishikesh highway, which means Muzaffarnagar sits at the crossing of two national highways and this advantage has historically driven commercial activity here. The city's sugar industry is one of the biggest in UP. Agricultural land along NH 709AD in this area has been listed at Rs. 90 lakh per bigha for frontage plots, which gives a sense of how the highway premium is already baked into land prices even in this market.

After Muzaffarnagar, the road becomes quieter as it passes through Jansath and Miranpur and some of smaller towns where things move at a slower and more local pace. From there, it enters Bijnor district, which has a mix of sugar mills, paper mills and strong agricultural activity. The highway finally ends at Nagina, where it meets NH 734 which is a small town known for its wood-carving, and it marks the eastern end of this route.
NH 709AD Latest Update
The Shamli-Muzaffarnagar is a part of this highway which is also currently being widened to a four-lane road where NHAI has divided the work into phases, including a section between Muzaffarnagar and Miranpur. Since this project is a part of the National Infrastructure Pipeline the funding is already in place and work is also actively progressing.
Another important update is that there is also a planned elevated corridor between Muzaffarnagar and Shamli, which will help traffic bypass crowded town areas and reduce travel time. This will make movement smoother, especially for freight coming out of Muzaffarnagar’s sugar industry.
Alongside this, the Delhi–Dehradun Expressway has brought fresh attention to the region. With travel time between Delhi and Dehradun expected to drop from around six hours to about two and a half, more investors are starting to look at this belt as a future growth area.

Shamli is one of those places you wouldn’t think much about at first, but it actually sits where three highways meet and for a town this size, that’s a big deal. Because of that, people from nearby cities like Meerut, Baghpat and even Delhi have started noticing it, especially those who want bigger plots without paying huge NCR-level prices.

Muzaffarnagar is the most active real estate market along this route right now. The Delhi-Dehradun Expressway is the bigger story that is pulling investors here. That project is transforming Muzaffarnagar from a transit town into what urban planners are calling an expressway gateway. Agricultural land along the NH 709AD in this district has been transacted at Rs. 90 lakh per bigha. Residential plots in localities like Bhopa Road are available at Rs. 68 lakh for 136 sq yards. Commercial zones and business parks are being planned within the city to absorb the logistics and employment demand that expressway connectivity typically generates.

Bijnor and Nagina still remain as earlier-stage opportunities where land prices are lower and buyer activity is less, but NH 709AD's four-laning project and the district's agricultural wealth give the corridor a floor that purely speculative land markets do not have.
