Connectivity of Kalyan

When it comes to connectivity, there are two options for getting to Mumbai from Kalyan. From Kalyan - Shilphata Road, it is about 46km away and takes 1 hour 50 minutes, while from the Eastern Express Highway, it takes 1 hour 25 minutes and is 43 km away

The Kalyan Junction is 2 kilometers away and takes 10 minutes to reach. The Kalyan Dombivali Municipal Corporation has refurbished the station, allocating one third of its development budget to the construction of a new 7-kilometer pedestal-friendly roadway, two hawker zones, and four taxi and vehicle parking zones. Apart from this, authorities have proposed to upgrade the security arrangements, by installing CCTV cameras, more scanners, and policemen in the station to control the crowd and crime in the area. 

Chhatrapati Shivaji International Airport is 45 km and takes 1 hour 30 minutes to reach. 

Transportation Facilities & Traffic of Kalyan

The most important mode of transport in the area is the humble auto-rickshaw. According to sources, more than 2,00,000 people travel daily by auto rickshaws here.

Kalyan is connected to the Metro as well. After the completion of the under-construction Metro Line 12, travel time between Mumbai and Kalyan will be cut by 50-75 percent. On an elevated corridor, this line will run for 20.7 kilometers. This route will connect Kalyan, Bhiwandi, and Thane, and will be an extension of line 5. Commuters from Kalyan, Navi Mumbai, Taloja, and the upcoming Navi Mumbai International Airport area, plus other nearby areas will benefit from Line 12. 

Kalyan station is a transit point of transit for over 5 lakh passengers every day and narrow roads around the station are a problem. Especially the Waldhuni bridge which is a major issue for daily commuters. In the 100 feet from Haji Malang to Ulhasnagar, there is even more traffic. The Shad bridge from Kalyan - Ulhaas Nagar, and the Durgari Bridge while entering from Mumbai into Kalyan, are a few traffic bottlenecks. There are times when people have even faced problems in reaching a hospital. 

Sometime back the hawkers were removed from the market road from Shivaji Chowk to Mohammad Ali Chowk in Kalyan (West). A team of civic officials has also been deployed to act against the hawkers. Although removing hawkers has eased congestion on this stretch, vehicles parked on both sides of the road are still another reason for congestion. Bikes, cars, and autos are parked haphazardly outside the parking line drawn on the sides of the road, complain commuters. That is why commuters have also demanded a parking policy.

So when talking about comparisons, western Kalyan has better roads and the east faces many bottlenecks. One more insight, Kalyan East also has an acute water shortage and people on the outskirts still have to walk miles to get water. This locality however has social facilities and commercial hubs available within 5-10 km.

Social Infrastructure of  Kalyan
Within the vicinity are schools such as St. Xaviers International School, Podar International School, B.K Birla Public School, and Lok Kalyan Public School. There are currently no gardens or parks in which families can spend an evening together. Glitz Corporate Avenue, Metro Junction Mall, and Sarvodaya Mall are among the few malls that are open on weekends. Commercial offices and job hubs namely Accenture, L&T Infotech, Capgemini Knowledge Park, are located within 30 km of the locality.

Properties in Kalyan

The property prices in Kalyan are reasonable. Multi-storey apartments are in high demand and supply in this area. Developers such as Tata Housing, Raunak Group, and Tekunes Group have housing properties available for construction. When it comes to flat sizes, demand and supply are higher for 1 BHK and 2 BHK. The demand for 1 BHK is 49% and supply is 38 %. And for 2 BHK the demand is 46% and supply is 53 %. Whereas the demand and supply of 3 BHK is very less. Within the area, rental property rates range from Rs. 24000 to Rs. 43000.

Overview of Kalyan, Thane

Many projects are in progress to make it into a Smart City. Though many have not yet started. You will find many properties in various price budgets.
