“The pace of landlord sales has slowed following a spike in activity” ahead of the RRA. And whilst restrictions under #Ground1a will be deterring #landlords from casually testing the sales market, there are ways to mitigate the risks of a 12 month lock-out from reletting for landlords who need to rely on it. A good agent should be offering clear advice and a sound plan, and our residential letting experts are on hand at Hamptons to do just that. #BuyToLet #RentersRightsAct #HomeExperts
What has happened to landlord sales since the Renters’ Rights Act came into force? Our latest Lettings Index suggests the pace of landlord sales has slowed following a spike in activity ahead of the legislative changes. And for the first time since 2019, the share of homes bought by landlords has edged above the share being sold. However, the new 12-month re-letting restriction on properties where possession has been regained to sell could have unintended consequences, potentially leaving thousands of homes unable to return to the rental market if a sale falls through. Read our latest analysis exploring what’s driving these trends, the regional picture, and what it could mean for rental supply and rents in the months ahead: https://lnkd.in/eqVG7VSB #PropertyMarket #BuyToLet #Landlords #RentersRightsAct #HamptonsResearch

The Washington State Department of Commerce announced July 15 that landlords may raise rents by up to 10% in 2027, the maximum allowed under the 2025 law limiting increases to 7% plus inflation. The 2026 cap is 9.7%. Seattle-area inflation reached 4.5% in June. The limits exempt rentals built in the last 12 years, subsidized affordable housing, and certain properties where the owner lives on-site, and they do not apply between tenancies. https://lnkd.in/g2h5yybB

Rent Controls – Could They Push Rents Even Higher? #rentcontrol #landlords #renting #propertymarket #ukhousing As more landlords leave the private rented sector, the supply of available homes may continue to shrink. When tenant demand remains strong but rental supply falls, rents often come under upward pressure. Some believe this could increase calls for rent control or rent stabilisation measures. Whether those policies ultimately help or hinder the market remains the subject of ongoing debate. More info about what we do: https://lnkd.in/dkZXMsH

"Manhattan renters, brace yourselves. The average price tag for a place to live just hit a jaw-dropping $6,655 a month, an all-time high, according to fresh data from Corcoran Sunshine Marketing Group. That’s a brutal 10% jump from a year ago, and real estate pros are pointing straight at Mayor Mamdani’s incoming rent freeze on stabilized units as one of the culprits, along with a looming pied-a-terre tax that brokers say is only going to squeeze the market harder. The pain is compounded by a record-low number of vacant apartments across the city, leaving desperate renters with almost nowhere to turn." https://lnkd.in/g8-AyVdE

Interesting to see. Landlords still need to be realistic though – getting the right tenant at the right rent is usually more important than chasing the highest figure.
