Stocks continue to reach new highs, supported by second quarter earnings that came in stronger and broader than expected. At the same time, inflation remains above the Fed's 2% target, job growth has cooled, and the conflict in the Middle East continues to keep oil and pump prices in focus. That's especially relevant heading into the midterms, where affordability has emerged as the defining issue for voters. While there is likely more volatility ahead, it doesn't seem like a warning sign or a signal of recession. Holly's view: this bull market still has room to run, even as the risks beneath it build, which is a case for staying cautiously optimistic, not complacent. Her larger point, as always, is the one that matters most. A portfolio's job isn't only to perform. It needs to be built to weather volatility and protect on the downside, so it holds up when uncertainty hits, not just when markets cooperate.

Almanac Realty Investors committed $250 million of growth capital to AmCap Incorporated, accelerating its strategy of acquiring grocery-anchored and necessity retail centers across top-tier U.S. metropolitan markets. This marks the inaugural deployment of Almanac’s Horizon Fund – a $1 billion vehicle established in partnership with Australian Retirement Trust. Concurrently, AmCap acquired eight open-air retail assets totaling approximately 771,000 square feet, bringing its portfolio to 32 institutional-quality properties across roughly 5.0 million square feet.
