Can your labor market handle a data center at peak construction? That question can get overlooked when power, land, incentives, and permitting dominate the site selection conversation. A market might look ready based on average workforce needs. But peak construction tells a different story. Chmura analyzed a representative Midwestern labor shed and found that workforce availability became much tighter when demand increased from roughly 300 workers on average to about 750 workers at peak construction. Specialized trades, including electricians, pipefitters, sheet metal workers, and telecommunications installers, came under greater pressure. That can create real challenges: 🔹 Higher recruiting and wage pressure 🔹 Greater reliance on workers outside the region 🔹 More pressure on construction schedules 🔹 Added need for training and apprenticeship pipelines Workforce capacity deserves the same scrutiny as power and infrastructure before a location moves forward. For a specific site, the more practical question is: How many of the workers we need are actually within a reasonable drive? In this example, increasing the drive time from 20 to 45 minutes expands the pool of employed registered nurses from 23,086 to 34,928. That’s 11,842 more RNs within a 45-minute drive of the site. Whether you’re selecting a site or actively hiring, that can completely change how you think about the available workforce.
