Tomorrow night (Thursday 20th November) - The Connaught lights up their Christmas tree at 6:30 and the retailers of Mount Street have late-night shopping until 7:00. Wetherell has "done our bit" with our Christmas garland to liven up the seasonal spirit. In my time, I have seen Mount Street transition from antiques to boutiques, and instead of six banks within a two-minute walk, there now lie the trendy "destination location" retailers. Worth a stroll if in the neighbourhood tomorrow, early evening.

The story of Clarges - Today Wetherell launched one of the trophy apartments in this premier development overlooking The Royal Green Park. Clarges Mayfair was a development by British Land plc of a virtual island site of offices / residential / retail and a new home for Crufts - plus x11 affordable housing units - the first to be built in Mayfair in decades. About 10 years ago we launched the off-plan sales process - and it was one of the most incredible experiences of my career. In the first week, we put £130M of property under offer. Clarges Mayfair went on to become the most expensive address after Grosvenor Square - and it had better views. The unit today was one of the special ones with 2 roof terraces and an enormous reception room https://lnkd.in/d6_A2rbY I also attended the naming ceremony, Ashburton Place - named by me after delving into the history of Lord Ashburton, who owned a house on the site. The other alternative was the other previous name of Bath House - which did not have the same ring about it. Of course, what the general public does not see are the interior features. The vehicular drop-off entrance leads directly into The Grand Hall, featuring a magnificent staircase of stone, glass, and bronze, as well as a show-stopping light installation that spirals down from four storeys above. The atmosphere reflects the grandeur and status of a medieval baronial hall, but with a contemporary interpretation. From The Grand Hall, a glamorous, sweeping staircase leads down to the residents’ lounge, the place to which the butler will direct guests to await residents. Luxurious, quiet and comfortable, it allows the opportunity to enjoy private conversations without compromising private space. On the same floor are two elegantly furnished conference rooms, also for the sole use of residents, which feature comprehensive video-conferencing technology and other facilities. Residents can also enjoy the hire of the adjacent private cinema, which seats approximately twenty. Luxuriously upholstered deep banquettes complete with footrests line the walls, meaning there are no restricted views. It has been an amazing journey and I have been privileged to watch the changing scenes of Mayfair and to have been somewhat instrumental in the residential revival. Having acted for Grosvenor for over 35 years I have seen the benefits to the Mayfair area through strategic planning. Over 40 years ago I started the Wetherell Mayfair Times monthly newspaper- now Mayfair Times magazine. After 17 years as publisher- I sold it to Publishing Business who have taken the publication to a higher level. Erik Brown it’s old journalist director always said to me that people are interested in reading about people. Mayfair is an amazingly deep pool of characters and talent to fish in. Luckily I still have the passion and strength to represent Mayfair as an Ambassador / Aficionado / Advocate - for many years to come. EXCLUSIVE: Mayfair is undergoing a regeneration and development boom worth £4 billion, including more than £100 million of investment into ‘the public realm’, Spear’s can reveal today. This includes the creation of two new public squares – the first in Mayfair since 1731. The findings are from a report by Mayfair property specialist Wetherell, using information and data from Westminster City Council, the Crown Estate, the Portman Estate and Reuben Brothers, among other sources. The analysis has been shared exclusively with Spear's Magazine ahead of publication. Mayfair residential property values have soared relative to PCL averages since 2012 (they're now 52% higher), while some other noted neighbourhoods, including Knightsbridge, have fallen back (just 18% higher today, having been 50% higher in 2012), according to LonRes. 'Mayfair has overtaken Knightsbridge as London’s premier address,’ says The Mayfair Guru himself, Peter Wetherell. Peter points out the current shift was put in motion by factors such as the opening of 5 Hertford Street in 2017 and the development of Grosvenor Square – including 20 Grosvenor Square launched in by Finchatton in 2019 (then helmed jointly by Alex Michelin and Andrew Dunn) and 1 Grosvenor Square launched by Lodha in 2022. But Mayfair was only just getting started. It's now 'back to the top of the Monopoly board', says John Caudwell. And it's not stopping there. There are plans afoot to pedestrianise large swathes of the district, including the entire southbound carriageway of Park Lane. MAYFAIR RESIDENTIAL MARKET UPDATE “Is it goodbye to the good buys?” £80M of Mayfair exchanged sales in the last 5 weeks with sales up to £5M amounting to £17M. Does this highlight that now is the time for the buyers’ opportunities? Multiple price reductions have seen only a 5% discount from asking price to exchange. All sales over £5M have been for either repeat sales in new developments or immaculate in 2nd hand period stock and selling between £4,000 to £5,000 psf range. Sales up to £5M have been mainly unmodernised and in period buildings around £2,250 psf. Although a limited dataset, Wetherell were the primary instructed agent on 35% market share. Of the properties currently under offer – only 50% came on in 2025. The longest on the market and now under offer after price reductions have been 8 years / 3 years / 2.5 years or less. The 2025 under offers have been launched at perceived market prices and went swiftly under offer. For those with FOMO (fear of missing out) – worry not because there is currently the largest amount of property currently for sale – ever - and with nearly 50% with price reductions. The challenge for buyers is identifying the market sellers – either new to market at selling prices or bargains to be negotiated on long in the tooth stock.
