73% of rent increases taken to tribunal came in below the figure the landlord proposed. We read 200 First-tier Tribunal market rent determinations to find out why. In 47% of the decisions that set out reasons, the evidence was thin, one-sided or missing. In 21%, at least one party filed nothing at all, so the panel priced the property from its own knowledge of the market instead of yours. Higgins will combine the top job at BNP Paribas Real Estate UK with his existing role running Strutt & Parker. Nico Keller has been named Interim Head of UK Advisory alongside his existing roles as Deputy CEO and Head of Capital Markets in Germany. Featherstone Leigh Independent London estate agency Featherstone Leigh has been acquired by long-standing Directors, Brendan Wynne and Fraser Allen. All offices are being consolidated into a single “hub” in Richmond. The current team remains “intact and unaffected” by the changes, and Featherstone Leigh will continue to serve the same geography as before. Winkworth Winkworth has named Jack Spellman as its Franchise Operations Lead. Spellman joins the Plc after a three-year stint as Lettings Director at Lomond-owned John Shepherd. He previously spent over a decade at Galliard subsidiary LiFE Residential. Harding Green Olivia Highwood has joined broker-model estate agency Harding Green as Lettings Operations Director, having spent the last seven years with Central London specialist LCP Private Office. Strutt & Parker Strutt & Parker has installed a new research chief: Jason Beedell has stepped up as Head of Residential and Rural Research, having joined the agency from Smiths Gore in 2016 and is a leading commentator on rural property, agriculture, and land use policy. At the same time, BNP Paribas Real Estate, which owns S&P, has named Rebecca Shafran Head of Commercial Research.

Holmes is on board as associate director in the Ipswich office. Cluttons Cluttons’ well-known research director, Gráinne Gilmore, is taking charge of the firm’s entire resi business, as Head of Residential Sector. Gilmore joined Cluttons four years ago as Director of Research & Insights, having previously been Head of Research at Zoopla, Head of UK Residential Research at Knight Frank, and before that a financial and economics journalist at The Times for 11 years. Knight Frank Knight Frank has appointed former CBRE senior director Mike Knowles as Head of Lettings Business Development, as part of a wider rejig of its lettings business. The newly created board-level role brings together the firm’s Lettings Completion Solutions, Relocation and Corporate Services, and Short Lets functions under a single leadership structure. Knight Frank has recruited a new Partner to its head office planning team, bringing in David Churchill to bolster the strategic land and development advisory offering for clients across the UK. Churchill was previously a partner with Carter Jonas, and before that worked for Icon Projects. Knight Frank has appointed its MENA marketing chief, Rebecca Wilson, as Head of Brand, Content & Experiences. Wilson will relocate to the property consultancy’s London HQ in September.

Russell Simpson Longstanding London estate agency Russell Simpson has recruited Luke Tye to its lettings operation covering Mayfair and Marylebone. Tye was previously Head of Lettings at Clifton Property Partners, and before that worked with Sotheby’s International Realty and Wetherell. Lawsons & Daughters SW London estate agency Lawsons & Daughters has hired Paul Cook as Head of Sales (from Garton & Jones), and Anthony Wozniak, MARLA as Head of Lettings (having previously run his own agency and been interim Managing Director of Moretons). Kinleigh Folkard & Hayward Kinleigh Folkard & Hayward has recruited Suzi Robertson to oversee its lettings operation across North and Central London. Kelly will officially join KF as a Proprietary Partner in September. Tim Robinson has been elected to lead Knight Frank’s UK business, taking over from Stephen Clifton as UK Managing Partner next Spring. Robinson has been with the firm for more than 30 years, most recently as Head of Commercial. Knight Frank has named its first affiliate brokers as it looks to roll out the model across London. Simon B., Mark Lee and Mark Ruffell are now fully operational as self-employed brokers under the Knight Frank banner. They work independently while remaining “fully aligned and partnered” with the firm, and cover patches adjacent to its existing London offices. All three were previously KF employees. Knight Frank has added Francesca Levy to its super-prime lettings team, to cover South West London and the Home Counties. Levy has been with the agency for more than 15 years, most recently running lettings across Wandsworth, Fulham and Dulwich. Strutt & Parker Strutt & Parker has added to its recently-launched broker team in Prime London, signing veteran John D Wood agent Hamish Gilfeather as Senior Associate Director. Gilfeather spent 20 years working out of JDW’s Primrose Hill office. Strutt & Parker has also recruited former Knight Frank partner Louise Glanville to lead a push into England’s prime cathedral city markets. Glanville, who previously led KF’s Exeter operation, joins in the newly-created role of Head of National Town and City Markets. DDRE Global Luxury brokerage DDRE Global has added four new Residential Advisors to its London-based ranks: Persephone Rose, Ross Parker, Heléna Barnett-Lonergan, and former Knight Frank/Foxtons agent Tommy Moore.
