According to Rightmove, it now takes an average of 167 days for a property sale to progress from offer to completion. Almost one in three sales falls through. Across our own London-wide network, we’ve seen the needless stress this can cause, particularly for people caught in property chains. The Government’s new Home Buying and Selling Reform Roadmap proposes upfront sales information, earlier binding agreements and better use of technology. Providing key information before an offer is made could uncover legal issues sooner, while binding agreements could reduce gazumping, unexpected price changes and last-minute withdrawals. Whether these measures will be enough to fix an inefficient system remains to be seen, but they certainly represent fresh thinking. This summer’s clearest sales lesson so far? Get the price right from day one. Buyers have plenty of choice and are looking for a good investment. New buyers registering with Chestertons fell by 22% year on year in July, which reflects wider industry trends. Yet committed buyers continued to progress, with new offers and exchanges both increasing by 11%. Across our London-wide network, this points to a smaller but more serious pool of buyers. They are prepared to act, but only when the property and price stack up. Launch too high and a property risks missing its crucial first wave of interest. Are you ready for 35 degrees in London tomorrow? ☀️ After another summer of record-breaking temperatures, buyers and tenants across our London-wide network are increasingly concerned about how comfortable a property will stay during prolonged heat. The Climate Change Committee has warned that, without further action, as many as 92% of UK homes could even be at risk of overheating by 2050. As Adam Jennings, Head of Residential at Chestertons, puts it: "We are increasingly being asked about air conditioning, ventilation and whether consent could be obtained to install a cooling system." Over the last few months I’ve spent time with all our teams across London and it’s reminded me how lucky I am to work alongside such brilliant people 💜 During my office visits, I've been touched by how welcoming everyone has been. We have a friendly and kind bunch of people and there's a real sense of everyone raising the bar together. We've also completed H1 reviews with sales and lettings managers, looking back at their year so far and setting the focus for H2. It’s the first time our sales and lettings managers have reviewed the business together and it really showed the value of working as one team for our clients. The engagement and positivity I witnessed in these sessions inspired me and I walked away feeling humbled and grateful. It reminded me it's the people who make Chestertons such a success.
