The Renters’ Rights Act is a major moment for the private rented sector — but its success will depend on how well landlords, agents, tenants, councils and support organisations work together. At Bright Properties we see both sides of the market every day: landlords letting at market rent, and tenants who need extra support to access and sustain a safe, secure home. We have a lot of experience letting and managing several properties that are let to those unable to access market rent properties. A recent Crisis and TDS Charitable Foundation article explains that stronger renters’ rights must go hand in hand with landlord confidence. That means: ✅ clear guidance for landlords on their new responsibilities ✅ practical ways to manage risk without excluding lower-income or vulnerable tenants ✅ protection of affordable private rented homes, especially where Local Housing Allowance falls short of market rents ✅ better information for tenants, so they understand their rights and can raise issues early The article also highlights that landlords who let through local authorities, including to homeless households and people receiving benefits, often report positive experiences — with many valuing the chance to provide a social good as well as a stable tenancy. The government has set out a 'roadmap' for speeding up buying and selling houses. At the moment it takes much too long, and sales sometimes fall through as a result (on average it is around 120 days for a sale and purchase to complete once the offer is accepted). Some of the details are still to be worked out and the most significant reform will take a few years to come in. Change won't be quick but hopefully it will be a big improvement on the current conveyancing process.
