The Future of property Starts With Adema AI.

About us

Autonomous Intelligence for Property & Planning The real estate industry faces a structural problem: intelligence is still manual, fragmented, and sequential - yet speed, consistency, and evidence are now essential. Adema solves this by integrating: - Planning policy & precedent - Geospatial data & market demand - Development constraints …into a single reasoning layer, enabling sites and opportunities to be assessed systematically rather than manually. With Adema, you can: - Interpret policy and constraints at scale - Evaluate site viability and planning risk earlier - Identify opportunities that manual workflows often miss - Reduce time, cost, and uncertainty in decision-making Adema doesn’t replace people - it replaces manual effort with machine intelligence. Applied across highly regulated and complex development contexts, Adema enhances decision quality where stakes are highest. The platform is designed as an intelligence layer, not a collection of disconnected tools, and continuously evolves through real-world use.

  • In 18 months, the way people find property has quietly flipped — and most of the industry hasn't noticed. The share of buyers using AI tools like ChatGPT, Perplexity or Gemini as their primary research channel has gone from 17% to 67%. More than six in ten property searches now begin inside an AI engine, not a traditional one. Zillow's share of agent-discovery traffic just posted its first-ever recorded decline. Here's the uncomfortable part: only around 8% of agents show up in those AI answers. Roughly 91% are effectively invisible. And among the visible, the top 1% capture nearly half of all citations. It's tempting to file this as an agent-marketing problem. We'd argue it's the leading edge of something structural. AI is becoming the interface to real estate itself — first for consumers finding homes, next for professionals finding sites, running numbers and testing feasibility. In both cases the same rule applies: if your information and your workflow aren't native to AI, you're not slow, you're invisible. And in an AI-mediated market, invisible and non-existent look identical. The winners won't be the ones who bolt a chatbot onto an old process. They'll be the ones whose entire way of working is built for this — data connected, analysis instant, decisions AI-assisted end to end. That's the bet behind adema AI: not AI as a feature on the side of property software, but property work rebuilt around it. The discovery layer has already turned. The professional layer is next. adema.ai #AI #RealEstate #PropTech #PropertyDevelopment

  • The most telling AI deal in property this week wasn't about a flashy model. It was about data plumbing. RealPage — 42,000 customers, 24 million units — acquired Cherre, a firm that spent roughly a decade resolving over 4 billion real estate entities and $4 trillion in assets into a single, quality-controlled foundation. The stated goal: connect what happens at the property with what matters at the fund level. It's worth understanding why a company would pay a premium for cleaned-up data rather than another algorithm. Because in real estate, the hard part was never the intelligence. It was the inputs. Property data is notoriously fragmented — different systems, formats, definitions, owners, none of them speaking to each other. Point even the best AI at that mess and you get answers delivered with total confidence and no reliability. The industry is quietly realising the sequence matters: unify and validate the data first, then apply AI. Do it in the other order and you've automated your errors. This is the principle adema AI was built on. One connected data model across sourcing, appraisal, planning and use case — so the intelligence sits on a foundation you can actually trust. The model is only ever as good as what it stands on. adema.ai #AI #RealEstate #PropTech #Data

  • The UK no longer has one housing market. It has two. Northern Ireland, the North West, the North East, Scotland and Wales — all growing well above the national average. Parts of southern England — the South East, coastal towns, prime central London — flat or falling. The national headline (+1.4% year on year, average £271,900) hides both stories. For developers and investors, the postcode now matters more than the cycle. Underwrite the location, not the index. Where are you seeing the strongest demand right now? #UKProperty #HousingMarket #PropertyInvestment

An AI just won a court case. Not helped a lawyer. Not assisted. Won. The legal profession spent 20 years saying that was impossible. Property is about to have the same conversation. Because right now: → A planning assessment still takes 6 weeks → A development appraisal still takes 3 hours → A site search is still done manually on Rightmove → IC reports are still written, not generated The tools being used to make £10M decisions were built for a different decade. The legal profession's wake-up call was loud and very public. Ours is quieter. But it's already happening. 6,500 property professionals opened Adema this week. They ran planning checks in minutes, not weeks. They generated IC-ready reports before lunch. They moved on deals their competitors are still analysing. The question isn't whether AI will change property. It already has. The question is which side of that shift you're on. 👇 Tell me honestly: what part of your deal process is still costing you the most time? Drop your answer below - I read every single comment. And if you want to see what autonomous intelligence looks like applied to your next deal, comment "DEAL" and I'll send you free access personally.

I've been browsing property listings the same broken way for years. Tab 1: Rightmove Tab 2: Zoopla Tab 3: Planning portal Tab 4: Land Registry Tab 5: Comparable sales Tab 6: Area stats Tab 7: Spreadsheet By the time I finished the research, the deal was gone. Last week, I did the exact same research. In 9 seconds. No new tabs. No copy-pasting. No spreadsheets. Just one click - and Adema's browser widget pulled everything directly inside the listing page: 📋 Full planning history - every application, decision, and date 🏗️ Green Belt, AONB & conservation constraints - flagged instantly 📊 Development appraisal - GDV, build cost, ROI 💰 Sold prices, rental yields & market comps 📍 Local area stats - crime, schools, transport, income 🗺️ Block plan generator - site layout on the spot It works on Rightmove, Zoopla, OnTheMarket, Allsop, EIG, SDL, Savills, CoStar and more. You don't install a new platform. You don't change your workflow. It just sits inside your browser and does the research while you browse. This is the unfair advantage most property professionals don't know exists yet. Comment "WIDGET" below and I'll DM you free access personally. Make sure you're connected or following so I can reach you. ♻️ Repost this if you know a developer still doing this manually.

20,000 comments in the past 90 days. From only talking about 1 topic. How AI is revolutionising the property world. And how fast people are adapting to the change. Here's what no one is telling you: → Most developers are still spending weeks on site research → Feasibility studies eating up months of budget → Hiring expensive consultants before knowing if a site even works → Missing hidden-value opportunities while the market moves That's the old way. The developers moving fastest right now? They're using AI to do in minutes what used to take weeks. This is exactly what we built Adema AI for. → AI-powered site sourcing - find the right sites faster → Pre-development feasibility in minutes, not months → Planning compliance checks before you spend a penny on consultants → Identify the optimal use case for any site before committing → Site analysis 4–10x faster than manual processes → Reduce manual research time by up to 37% → Full workflow from initial idea to regulatory submission You don't need a bigger team. You need smarter tools. We're continuously launching insane tools that are changing the way you do property. We've recently launched a Chrome extension that lets you capture property data directly from listing sites - so you can move from search to analysis without switching tabs. The developers winning right now aren't working harder. They're working with better intelligence. If you want to see what that looks like. Comment the word "DEMO" to get free access!
