From sourcing and due diligence to negotiations and closing, you will play a key role in expanding our investment portfolio. Revised EPBD: The cost of waiting is higher than ever. Last week the transposition deadline for the EU's revised Energy Performance of Buildings Directive (EPBD) passed and national implementation is now due. What changed? • Energy class G is benchmarked to each country's worst-performing 15% of existing stock; as transformation progresses, mid-rated assets today will fall into class G before long if not modernised • Energy class and greenhouse gas emissions must appear in every listing EU-wide; the brown discount is no longer internal, it is a public price tag • A–C certificates remain valid for 10 years, D–G only 5, which leads to faster recertification cycles and earlier visibility of underperformance Why early action wins: • Low-rated assets face steady cashflow erosion, driven by a disproportionate landlord share of rising CO₂ costs on fossil heating, longer vacancies, and rent discounts • Contractor capacity and subsidy budgets are limited; once green building transformation becomes mainstream, CAPEX will climb and available subsidies will run short • Financing costs rise as lenders increasingly price energy rating into financing terms; acting early secures better conditions before asset quality deteriorates further The cost of delay widens with every quarter.
