    Thanks to David Bonaddio and the Herald Sun for featuring Lena and Benjamin, two of our Indi Southbank residents about the growing appeal of Build to Rent. After relocating from Germany, Lena and Benjamin built a life at Indi Southbank. When they needed more space, they chose to move from a one-bedroom apartment to a larger home within the building rather than re-enter the rental market. “We were really comfortable already in the building and we already knew a lot of other people living there. So we didn't see a reason why to look anywhere else,” said Lena. As renting becomes a longer-term housing choice for more Australians, we're seeing residents place greater value on the overall living experience. Flexible lease terms, professionally managed apartments, quality amenities and a genuine sense of community are increasingly influencing where people choose to live and stay. “It is so good having friends directly in the building. You don't need to make big plans. You can go to the pool or have a barbecue,” Lena said.   • We recently welcomed a group of new starters to an asset tour of 388 George Street, providing an opportunity to experience firsthand one of our landmark Sydney CBD assets and gain a deeper understanding of the buildings, precincts and customer experiences that sit at the heart of our business. Asset tours like these help connect the work undertaken across the organisation with the places we develop, manage and invest in, building a stronger appreciation for how our work translates across the portfolio. Thank you to Jack Manzelmann and Johanna Watson for leading the tour and sharing their insights, and to Ishara Williams, Carli McCarthy, Alicia Cook, Giuseppe Mallamace, Joyce Liang, Zoe Ponton, Mary Condos, and Daniel Lees for attending.   • We brought a taste of the Ekka to our Brisbane assets at 259 Queen Street and 179 Turbot Street, treating tenants to complimentary ice creams in celebration of one of Queensland's favourite traditions. A chance to step away from the desk, catch up with colleagues and enjoy a well-earned treat? We think that's worth celebrating. Thanks to everyone who stopped by and joined us. It was great to see our building communities come together and enjoy a little Ekka spirit.

  • Investa Commercial Property Fund (ICPF) has entered into an agreement to sell 1 Market Street, Sydney for A$450 million, as the Fund continues to execute its strategy of redeploying capital into next-generation assets through both development and acquisition. Located at the gateway to Sydney's CBD, 1 Market Street occupies a prominent position between the city's financial core and Darling Harbour. The property is supported by excellent transport connectivity and access to surrounding amenity. The purchaser is an existing Investa capital partner and has acquired the property within the Investa Core Plus Office Partnership (ICOP), increasing its exposure to the Sydney CBD office market. Brendan Looby said the transaction represented another important milestone in the Fund's portfolio evolution: “The sale is consistent with ICPF's strategy of actively curating a market-leading prime office portfolio while creating capacity to capitalise on strategically aligned investment opportunities at an attractive point in the cycle.” For ICOP, the acquisition reflects confidence in Sydney office market fundamentals, with strong leasing demand and limited future supply expected to support rental growth and returns over the medium term.  Read more: https://lnkd.in/dcaBpzhV

  • For thousands of years, Queen Street has been an important travel route for local clans through Magandjin | Meeanjin. Today, it remains one of Brisbane's busiest pathways, connecting people, places and communities. Suspended above Queens Lane at 360 Queen Street, Jacob Nash's new artwork, ‘Country is Queen’, reflects this enduring history of movement and connection. Comprising around 1,000 handcrafted aluminium forms inspired by footprints, the installation acknowledges the enduring presence of First Nations cultures and the deep connection between people and Country.     Peter Menegazzo and Adam Crowe  joined the Property Council of Australia and industry peers to provide analysis of trends across the ACT and Queensland office markets in this week’s releases of Mid-year Office Market Report data.   As the ACT office market grapples with a structural shift in how the public sector occupies space, Peter Menegazzo provided perspectives on what’s required to encourage more investment in the ACT and the opportunity the Government has to promote pro-investment settings.   In Queensland, the office market is enjoying the lowest CBD vacancy in the country, driving strong demand for high-quality workplace environments. Adam Crowe spoke about the lack of new supply in Brisbane and how scarcity supports capital’s conviction for investing in quality assets, like 360 Queen Street and 123 Albert Street.   While the drivers differ across markets, both discussions pointed to a common theme: capital is attracted to certainty. Whether that's confidence in government policy and investment settings or conviction in market fundamentals and asset quality, creating the right conditions for long-term investment remains essential to the success of our office markets and cities.
